Additional Information Well Currently no well log or official information available. It is believed the well is 200' deep, produces 25 gallons per minute, and the pump is sitting at 125' Sellers will warrant they have never had a water quantity or quality problem but water may have a higher than average mineral content Water was recently tested by CARO and found acceptable. Test results not available at this time but will try to obtain The well head is located in the area just above the pond. If you were standing on the deck looking at the pond the well head would be about 3 to 4 ft right of the where the water would enter the pond and perhaps 4 or 6 ft above the water level of the pond. You should be able to see a the well casing protruding from the ground. The well is capped. Septic The file was searched at Interior Health Authority, Box 627 851 16th Street NE, Salmon Arm, but no records were found as the home was built before records were kept or required to be kept. Approx 3 years ago the hot water failed and water ran for an undetermined time. The water ran down the floor drain and into the septic. The septic was pumped by Trigs Septic Service and Quest Mountain Contracting added a riser and lid to make future pump-outs easier. Sellers warrant that other than the above they have not had any problems with the septic Hot Water Tank Replaced by Sicamous Plumbing approx 2007 Hot Tub / Deck / Electrical The north deck was added about 4 years ago. Electrical was done by Mara Electric under electrical permit 3361820 ( for sub panel, gfci 50a breaker, 15a breakers for deck, hot tub and lights. (November 2006) Future Shop or Garage At the same time the above work was done conduit was provided and trenched into the area north of the deck where a shop or detached garage may be added. A spare conduit was also provided for other services that could be required (cable, phone, internet, etc..) Furnace Natural Gas is not available at Swansea Pt and heat is usually by oil, electricity, or propane. The original propane furnace was replaced with the current propane furnace approx 7 years ago. The propane tank is leased from Can West Propane at approximately 150.00 per year. The remaining propane will be adjusted in the statement of adjustments. |
