$2,500 to be paid one time per owner (Each time the home sells), due upon completion. $540 annual membership fee is paid via the strata included in the payment (as of 2009 $45 of the $172 monthly fee is for this) These fees have to be paid but do not entitle the owner to use the recreation facilities.

$300 +GST User fee per household per year to actually use the gym, pool, tennis court etc. This price increases yearly according to the consumer price index. As of 2009 cost is $303.30 +GST. Payable to the company /developer

Recreation Center is managed/operated by the company not by the strata corp. Can opt in or out of rec center use each year with just the yearly payment (no initiation fees again). If you decided to join part way through the year the user fee is not prorated. The user fee increases to $400 if you wait to pay/join after March 1st.
